Added Value

CESAR CAPITAL increases the value of real estate. To realise this added value, we manage the entire life cycle of a property, from investment management to asset and property management to financing. This is what we call the 360° principle for real estate. This includes an all-round perspective on the market participants. This means: we look at sites from the perspective of owners, project developers, tenants and investors.

360° from purchase to sale

Our 360° services for properties begin even before the purchase of a property. Based on our market access, we search for suitable properties and develop utilisation strategies for them. In the process, we check the profitability of investment offers in advance, draw up business plans and scenario analyses and manage the entire due diligence process.

If a property meets all the necessary criteria, we conduct the negotiations and bring the transaction to a close. Thanks to our network, many purchases can be carried out as off-market transactions. After realising the increase in value, we develop exit strategies and structure the sale to private and institutional investors.

Asset Management

Our 360° approach to real estate asset management is characterised by a deep un-derstanding of the market in terms of location, tenant and concept. We understand residential, office, shopping centre, high street and retail parks.

We develop trend-setting use concepts, re-position properties, and initiate their revi-talisation with a focus on appreciation through market-consistent lettings. Through-out the entire process, we will control the project management.
By constantly liaising with tenants as well as by taking changed market para- meters and investor strategies into account, we take responsibility for the value of a given property as the owner’s representative.

Property Management

Our 360° approach to commercial, technical and infrastructural property manage-ment serves to preserve the value of the property in a cost-optimised manner.

For each property, we carry out precise budget and multi-year planning and take care of the entire operating cost management. This includes transparent property and financial accounting as well as systematic receivables and cash flow management. Through a holistic approach, the owner is comprehensively relieved of administrative tasks. In real estate and financial reporting, we work with the leading IT system and pro-vide all data in real time.
